The Carbon County Sheriff’s Office is responsible for conducting monthly Real Estate sales. In the past these sales were conducted in person at the Carbon County Court House however to increase participation in these sales in 2022 the sales were moved to an online format with Bid4Assets.
In general, Real Estate sales occur because a property was repossessed due to unpaid debt. After a lengthy process these properties are then sold by the Sheriff’s Office at auction. Auctions are held once a month and the schedule is set one year in advance. After a property is listed for auction it is not guaranteed that it will be sold on the date assigned. It is possible that a sale can be stayed (canceled) or postponed (rescheduled). It is important that if you are interested in purchasing a property at a Sheriff’s Sale that you continue to check for updates.
Bidding:
If you wish to bid on a Sheriff sale property please adhere to the following steps:
1. Register for a free Bid4Assets account by going to www.bid4assets.com
2. After you register visit the Carbon County Sheriff sale landing page by selecting Pennsylvania on the map and then picking Carbon County. When you go to the landing page you can select the month and date of the Sheriff sale you wish to bid on.
3. Obtain deposit instructions and send your deposit for the auction or auctions you wish to bid in. A deposit of $1000.00 is required. Remember that one deposit qualifies you for an entire sale
and all properties available in it. If you do not win an auction your deposit can be transferred to
another sale.
4. Thoroughly research the properties you intend to bid on and place your bids when the auctions open. Additionally read the auctions settlement terms ahead of time and be sure to have the funds ready to complete the sale on any auction you win.
5. If you are a successful bidder, follow the instructions in your post-auction email to complete
settlement.
Writ of Executions: Here is a list of documents required for Writ of Executions:
1. Instruction letter and $3000.00 deposit
2. Praecipe for Writ of Execution (original and one copy)
3. Writ of Execution (original and one copy for each defendant who is to be served)
4. Writ of Execution (original)
5. Notice of Sheriff Sale for Real Estate (original and # of copies for the defendant's that will need to be served by the Sheriff's Office)
6. Affidavit pursuant to Rule 3129.1
7. Affidavit of Non-Military Service
8. Affidavit of last known address
9. Property Description (Attorney needs to email a legal description of the property in a Word Document to the Real Estate Clerk)
10. Act 91 Certifications
11. Request for Tax and Service Information for Real Estate (contact the Sheriff's Office for this form)
Helpful Hints:
1. Tutorials on the process of Sheriff sales are available on the Bid4Assests website. Review these
for any questions you may have.
2. The condition and detail of property is not provided by the Carbon County Sheriff’s Office or
Bid4Assets. DO YOUR HOMEWORK!
3. Consult with an Attorney.
4. DO NOT TRESPASS ON ANY PROPERTY. You can certainly drive by a property to view the
exterior but anything beyond that could constitute trespassing.
5. Know the maximum amount of money you have available to bid. Funds will need to be paid
after the sale so you will need to have the amount required available.
